We were personally recommended to Mrs Franklin by a family member who we had helped successfully sell a different parcel of land. During our initial conversation, we established that the landowner had always previously resolved never to sell their land however having now reached an age that has shifted her focus to estate planning and wanting to leave something for her grandchildren she felt that it may be time to consider selling.

Having never sold land before Mrs Franklin was understandably nervous about the process and what it may entail. Our team spent a lot of time running her through the process and the various stages involved and answering all of the questions that arose during the conversation. After an initial telephone consultation and two subsequent personal meetings with our team, Mrs Franklin felt clearer about the process and what is involved and agreed for us to progress to the next stage by creating a shortlist of potential buyers for the land and begin our marketing and negotiation process.

After a successful marketing period, we were able to identify the three most suitable potential developer buyers for the land and then obtained formal written offers in readiness to present to the landowner. As the potential development that could be built on the land was relatively large it meant that the structure of the offers were quite complex in nature and therefore our team made sure that all of the specific terms were clearly communicated to the landowner. After fully reviewing all of the offers in detail we advised the landowner to go back and negotiate improvements on a number of the terms which we are able to secure for her and were able to reach an agreement with her developer of choice with favourable terms and sale price.

At this stage, the landowner was delighted to have a sale agreed however there was still lots of work to do to take the process from the offer agreed stage to completion. The next part was to instruct solicitors for both parties and to begin the legal work on the agreement. This was the part that Mrs Franklin particularly appreciated and valued our team’s continued support. During the legal process, we were on hand to advise and support her and to help explain some of the more complex matters that arose. We were also able to help solve some potential sticking points quickly through clearly communicating with both the buyer and seller and then guiding the solicitors more efficiently with the needs and wishes of both sides. This really helped to avoid unnecessary delays and misunderstandings that can often arise in instances where buyers and sellers rely solely on communicating via their solicitors.
